Recent reports have placed Re/Max as the #1 selling company here in this area.  It is very exciting.

This gives me confidence that I am working on the "leading edge" of the market and giving my clients the best representation that can be given.

If this is your first time on my website here is a little bit about me.

I am married and have 2 sons and we have a family dog from the Brittany Spaniel family.  I ski, camp, fish, quilt, play piano, guitar and violin.  I am a veteran from the United States Air Force.   My background is in legal assistance and real estate paralegal studies.

I sell residential homes, new construction homes, land and large property in most areas of Northern Colorado. What do I offer my clients? I find that negotiating the most money for my Sellers and the top bid for my Buyers is the key to a successful referral business. This comes with knowing the market and maneuvering in the multiple bid arena. Educating my Sellers and Buyers eases anxiety and gives clear direction for the important decisions that need to be made by my clients. I have sold over 90 homes/properties and have found that the greatest result comes from teamwork....this involves putting the Seller or the Buyer in the "driver's seat" and advocating for them....they always get to exactly where they need to go. To exceed my client's expectations while being as responsive as I can to my client's needs; well that is success for my business. It comforts me to "find that haven place for those who seek it" and help one more person to find peace. I have a team of "helpers" from stagers, photographers, inspectors, other technical and professional experts, lenders, title companies and my own office administrators. It is again the work of us ALL that enables my clients to be successful in their sales or purchases and to feel accomplished in their quests and goals.

What my clients say about me:

 Pending recommendations:  Kassi/Nick, David K., Steve/Judy, Mitch T, Marsha B., Phil H., Wendy E., Stephanie S., Aliana N., Alex W., and Pam J.

Sherri and Mike E. - Eve, words cannot fully express our sincerest thanks and heartfelt gratitude for all of your help to get our home sold and into our new home.  We feel extremely fortunate to have crossed paths with you.  Please stay in touch.  Thanks for EVERYTHING.  With a thankful heart Sherri and Mike.

Paula and John L.:  Eve was so wonderful to work with! She helped us find a great builder for our home and was with us every step of the way. She was always available for us when we have questions and is always so professional and knowledgeable every time we met. Thank you again, Eve!

Patti M. and Cliff F. - December, 2015:  Eve you kept us on track! You made the process as easy and seamless as it could be. Thank you.

Tonia H. - December, 2015:  I loved everything about working with you. You were always there for me when I had questions and there to guide me when things got crazy :O) I'm so thankful you came into my life. Hugs, Tonia

Trish Arney, July, 2015:  Eve spent endless time and effort helping us look for the perfect home!  The real estate market in Northern Colorado is so fast moving...definitely a sellers' market; Eve had to be available and responsive throughout the entire process.  She made us aware of new listings immediately, submitted our offers real-time and helped us through the contract negotiations. She was by our side throughout the entire process.  She made our needs her own, and went above and beyond to make us happy.  We would recommend Eve to anyone trying to find their home in Northern Colorado!

Rebeca Wright, May, 2015:  Eve was great! She worked round the clock to find us the perfect home. As a first time home buyer, I was a little nervous at first, but Eve calmed my nerves and served us honorably. Eve always treated us like we came first and was available to help at a moments notice. Even after the sale of the home went through, she was there to help with any questions we had. She diligently followed up to make sure we were happy in our new home.  Great realtor. I recommend her highly.

Susan and Rick G. - November, 2015:  Eve surprised us at first, she was ready to do whatever it took to sell our house and we weren't ready yet. But she was very patient, and no pressure. We called her back when we were ready an d she did a great job. She did what she said she would and she was very genuine and caring. I would recommend her highly!

BJ and Jim Meadows - May 2014:  If you are wanting to sell, buy or both, Eve can help and does a great job doing it all. The day we got an offer on our house (about 2 1/2 weeks after listing it) we received THREE offers all at once! Eve was great dealing with all three offers and handling the different contingencies on each contract, to get us to the final deal. IT was crazy! She stayed on top of things, allowing us to actually take a breath and enjoy the purchase. She is an "active" realtor, working hard, gets every question answered, and does her research very well!! You're going to love working with her, SERIOUSLY! We will use her again in a heartbeat, should we move again!

Lisa and Dario - September 17th, 2015:  Eve is a very dedicated, thorough, and top-notch agent who can help you all over the state. We have worked with her for years, and would not go to anyone else! She will help you find the house that is ideal for you and your family!

Jane & Doug K. - January, 2004:  We truly appreciate all your help and expertise in the purchase of our "retirement home" in Colorado. See you there!

Nancy and Roger R. - May, 2007:  "What a friend we have in Jesus" and what a friend Roger and I have in you. Thank you so much for your friendship and support in our real estate transactions in Eaton and Evans. Much love, Nancy & Roger

D. & C. Kendrick:  June, 2006:  Eve went beyond the call of duty from day one. Often showings ran late into the evening and she would accommodate gladly. We were never limited to a particular location or style of home, but shown homes that suited us and our taste that we agreed upon mutually--an enjoyable experience.

Emily B. - April, 2005:  Thank you again for all your help. It was wonderful getting to know you.  God bless you and your business.

Erin and Chalace Becker - May, 2015:  Definitely made our first time buying a home easy! We felt her knowledge, and ability provided exactly what we were interested in, was superb! Eve helped leave memories of buying our home seem effortless! We had a ton of questions, comments, and concerns, and never once did we feel overlooked or left in the dark! We have, and will continue to refer Eve! Some talents come naturally!

Frank R: - August, 2006:  Excellent.

K. Robinson - May 27th, 2005:  Eve has been outstanding in showing and helping me with questions. I feel I could ask her or call her anytime.

K. MacDonald & J. Lane - May 27th, 2003:  Eve was absolutely wonderful!! Through a number of trials and tribulations, she was right by our side during our search for our first home. She really went above and beyond the call of duty! She was our real estate superwoman!! We couldn't of asked for better service. Eve's Real Estate Tip:

I recently had a lender ask me how he could talk with his neighbor who wanted to sell his own home (For Sale By Owner Seller).  He wanted to convince them to use a realtor.  Here are some of my thoughts about protecting Sellers and how FSBO Sellers are vulnerable.

Sellers may not have the expertise and in-depth knowledge about the following which can open them up to liability from the Buyers and financially under bid their homes; this list is not ALL encompassing.

1.  Multiple bids on homes is "ordinary" now.  Sellers may not have the expertise to know what to look for in the terms, price, additional provision clauses; which offer do they choose.  Which one will close.  If you choose a "cash" offer, what do you need to ascertain that the funds will be there.  How do you avoid buyer scams?  How do you pick relating to Pre-Qualified or Pre-Approved or Underwritten buyers.  What is the difference.  Most Sellers will not know.  How do you handle 10-15 contracts at a time?

2.  No in-depth knowledge of the Contract to Buy and Sell (paying more on closing costs; not charging enough for earnest money; paying unnecessarily for inspections, appraisals and other things when these expenses should be paid by the buyer).  Remember, things that benefit the buyer should be paid by the buyer.

3.  The Contract to Buy and Sell is written to protect the Buyer(s) in Colorado.  Sellers need an advocate for them!  Someone to "coach" them through the process.  What happens if your home doesn't sell, what are your options.  Why isn't it selling?  Different price ranges must use different tactics.

4.  Sellers not disclosing latent defects (defects in the home that cannot be detected by an inspector/buyer(s) that can expose the Seller to liability.

5.  Protection from financially unqualified buyer(s), investors who want a steal and will negotiate the Seller(s) down in price.  (FSBO Sellers typically under price by 27% according to some experts).  (Pricing a property correctly can more than pay for your realtor fees).

6.  Protection from theft.  Use a realtor who uses Sentrilock. These lockboxes cannot be "picked."   Seller(s) do not understand that open houses are "begging" thieves to come and "shop."

7.  FSBO Sellers trying to get "up to speed" educational wise to sell their home will be a daunting achievement.  Using a realtor such as myself with 10 plus years and many multiple bid home sales can save you a lot of money.  (If Seller(s) think realtors are expensive, wait until they don't use one or use one with very little experience).

8.  Understanding title insurance and all disclosures, appraisal conditions, staging, preparing your home for the buyer(s), surveys, due diligence, hoa's...these are just a few where a good realtor with experience will save you lots of money and headaches.

9.  Using a realtor who has great resources and contractor relationships can minimize your time and money in getting repairs completed and a transaction closed.

10.  Pricing your largest financial investment that most people ever make is a pretty serious thing.  Make sure that you protect yourself.  Those who need to sell their home quickly in case they lost their job, were injured or other life things, need to use a realtor that can customize the home sale to their situation.

October 2017

What to expect for the remainder of the 2017 housing market
As we get ready to close out on yet another year, in the world of real estate, there is still plenty of time for people to find their next home. This article, from Forbes, outlines a few key qualities of what we can expect from the housing market for the remainder of 2017. Many of the forces that have driven the real estate market for the past several years will continue to plug into the equation for the final quarter this year. Inventory still remains tight, especially in entry-level price ranges, due to the pent up demand that has been forcing home prices upward now for some time. As for the coming year, Freddie Mac recently released its report for the 2018 housing forecast, which entails some predictions of inventory leveling out, due to new home builds increasing in the coming year. The increase in new homes, coupled with an expected mortgage rate increase may slow down price appreciation for existing homeowners in the coming year.

Home Maintenance Checklist for October
As the unofficial start of the fall season, there are many things to look forward to in October. Whether it's the cooler weather, watching the leaves turning, or the festive scares and sweets of Halloween, there's something for everyone to look forward to. In addition to the seasonal activities, there are a few things you should put on your monthly home maintenance checklist. As the temperature turns, it's the perfect time to check up on a few things in your home before the brunt of winter sets in for the season. Also, did you know October is typically a great time to look at buying new home appliances? That's right! Most manufacturers will debut the year's new models starting the fall - which means there may be some great deals you can snag up as they try to move older inventory to make way for the new in time for the holiday shopping season. Read all about these tips, here, from this article from HouseLogic!

The musical score for our current real estate market might sound familiar, since we’ve been hearing the same tune for a while now. Affordability of a home purchase is high and inventory levels are low, low, low.

While no change is expected in the immediate future this isn’t a sad song of negativity.

Colorado has historically been a major destination of choice for those desiring what they perceive as a healthier lifestyle and the influx of new residents has only increased substantially in the last few years. Although our real estate market may be experiencing an imbalance right now between homes available to purchase and the demand for a home, trends indicate a restored balance may occur as early as 2019.

Taking a closer look at what makes a healthy housing market we see there are many facets. Whether we talk about home prices, mortgage rates, new home construction or any other sector of the housing metrics, all have an effect on buyers and sellers. It’s just that some of those effects are not as obvious as others.

For instance, if you aren’t seeking to purchase a new home, this segment of the market may not seem important to you. Yet, it actually is though, because the demand for new homes results in increased building. That activity boosts the inventory of homes available which in turn affects prices and has an indirect effect on every home buyer and seller.

Currently the most pressing challenge is too few homes for sale, however affordable those homes may be. This atmosphere is why we see fierce competition for the homes on the market, which in turn has pushed prices upwards.
