 I am married and have 2 sons and we have a family dog from the Brittany Spaniel family.  I ski, camp, fish, quilt, play piano, guitar and violin.  I am a veteran from the United States Air Force.   My background is in legal assistance and real estate paralegal studies.

I sell residential homes, new construction homes, land and large property in most areas of Northern Colorado. What do I offer my clients? I find that negotiating the most money for my Sellers and the top bid for my Buyers is the key to a successful referral business. This comes with knowing the market and maneuvering in the multiple bid arena. Educating my Sellers and Buyers eases anxiety and gives clear direction for the important decisions that need to be made by my clients. I have sold over 90 homes/properties and have found that the greatest result comes from teamwork....this involves putting the Seller or the Buyer in the "driver's seat" and advocating for them....they always get to exactly where they need to go. To exceed my client's expectations while being as responsive as I can to my client's needs; well that is success for my business. It comforts me to "find that haven place for those who seek it" and help one more person to find peace. Eve's Real Estate Tip:

I recently had a lender ask me how he could talk with his neighbor who wanted to sell his own home (For Sale By Owner Seller).  He wanted to convince them to use a realtor.  Here are some of my thoughts about protecting Sellers and how FSBO Sellers are vulnerable.
 
Sellers may not have the expertise and in-depth knowledge about the following which can open them up to liability from the Buyers and financially under bid their homes; this list is not ALL encompassing.
 
1.  Multiple bids on homes is "ordinary" now.  Sellers may not have the expertise to know what to look for in the terms, price, additional provision clauses; which offer do they choose.  Which one will close.  If you choose a "cash" offer, what do you need to ascertain that the funds will be there.  How do you avoid buyer scams?  How do you pick relating to Pre-Qualified or Pre-Approved or Underwritten buyers.  What is the difference.  Most Sellers will not know.  How do you handle 10-15 contracts at a time?
 
2.  No in-depth knowledge of the Contract to Buy and Sell (paying more on closing costs; not charging enough for earnest money; paying unnecessarily for inspections, appraisals and other things when these expenses should be paid by the buyer).  Remember, things that benefit the buyer should be paid by the buyer.
 
3.  The Contract to Buy and Sell is written to protect the Buyer(s) in Colorado.  Sellers need an advocate for them!  Someone to "coach" them through the process.  What happens if your home doesn't sell, what are your options.  Why isn't it selling?  Different price ranges must use different tactics.
 
4.  Sellers not disclosing latent defects (defects in the home that cannot be detected by an inspector/buyer(s) that can expose the Seller to liability.
 
5.  Protection from financially unqualified buyer(s), investors who want a steal and will negotiate the Seller(s) down in price.  (FSBO Sellers typically under price by 27% according to some experts).  (Pricing a property correctly can more than pay for your realtor fees).
 
6.  Protection from theft.  Use a realtor who uses Sentrilock. These lockboxes cannot be "picked."   Seller(s) do not understand that open houses are "begging" thieves to come and "shop."
 
7.  FSBO Sellers trying to get "up to speed" educational wise to sell their home will be a daunting achievement.  Using a realtor such as myself with 10 plus years and many multiple bid home sales can save you a lot of money.  (If Seller(s) think realtors are expensive, wait until they don't use one or use one with very little experience).
 
8.  Understanding title insurance and all disclosures, appraisal conditions, staging, preparing your home for the buyer(s), surveys, due diligence, hoa's...these are just a few where a good realtor with experience will save you lots of money and headaches.
 
9.  Using a realtor who has great resources and contractor relationships can minimize your time and money in getting repairs completed and a transaction closed. 
 
10.  Pricing your largest financial investment that most people ever make is a pretty serious thing.  Make sure that you protect yourself.  Those who need to sell their home quickly in case they lost their job, were injured or other life things, need to use a realtor that can customize the home sale to their situation.

8 steps to prevent your home from a flood
Hurricane Harvey has already forever changed the lives of millions of residents in and around its path in Texas, and will continue to leave a trail of disaster for many years to come. It's times like these when, unfortunately, we all are reminded of the power that Mother Nature wields against our homes, communities, and livelihoods. Why is it so hard to find a house to buy?
The Colorado real estate market, like much of the rest of the country, is suffering from “fixed-in-place” syndrome. Translated, that means a serious lack of homes for sale. Specifically, the lower end of the marketplace, typically known as starter homes, is playing a dirge to many potential home buyers. While the secondary market or “move up” homes isn’t a funeral march, it also isn’t sounding anything like a Mardi Gras parade.

Fewer homes available for sale leads to rising prices and fierce competition among those seeking to purchase. So what do you need to do to make sure your dream home doesn’t stay a dream?

Understanding why inventory in the marketplace is so tight can help alleviate a lot of the frustration many are feeling about the atmosphere in this current market. It also helps in understanding what motivates the sellers that are putting homes up for sale. That information is invaluable in formulating your plan of attack to not just seek, but buy, the home you want.

Thanks to growing consumer demand and low mortgage interest rates the inventory levels continue to dominate the news and trends in our real estate market. While many geographical markets have seen a slight increase of inventory, believed to be due more to the normal increase of the summer selling season, levels are still quite a bit below what is considered normal.

A look at the actual numbers show us that inventory is at approximately 4.2 months. This has had the effect of slowing homes sales considerably, which are down nearly 1.8%. Thanks to low interest rates, still less than 5% for most borrowers, high consumer demand continues into the third quarter as strong as we’ve seen in the first three quarters of this year.

One of the brightest spots in the housing market in this past quarter has been new home sales, which began to move upwards in June for a year over year gain of 9.1%.

Whether you’re interested in buying or selling a home this year, there’s reason to be optimistic. Healthy, positive consumer sentiments are contributing to a buoyant atmosphere about the real estate market and housing in general.

While interest rates are trending slightly higher, that actually is a reflection of an improving economy. Not surprising, as seen in the previous several years of tracking this statistic, single women purchasers, representing 17% is double that of single men which is just 7%. The millennial generation continues to represent the largest group of real estate buyers for the 4th year in a row.

9 out of 10 potential home buyers recognize real estate remains one of the best financial investments, indicating that in the 2017 Q1 Housing Opportunities and Market Experience report published by the National Association of REALTORS (NAR).
