 I am married and have 2 sons and we have a family dog from the Brittany Spaniel family.  I ski, camp, fish, quilt, play piano, guitar and violin.  I am a veteran from the United States Air Force.   My background is in legal assistance and real estate paralegal studies.

I sell residential homes, new construction homes, land and large property in most areas of Northern Colorado. What do I offer my clients? I find that negotiating the most money for my Sellers and the top bid for my Buyers is the key to a successful referral business. This comes with knowing the market and maneuvering in the multiple bid arena. Educating my Sellers and Buyers eases anxiety and gives clear direction for the important decisions that need to be made by my clients. I have sold over 90 homes/properties and have found that the greatest result comes from teamwork....this involves putting the Seller or the Buyer in the "driver's seat" and advocating for them....they always get to exactly where they need to go. To exceed my client's expectations while being as responsive as I can to my client's needs; well that is success for my business. It comforts me to "find that haven place for those who seek it" and help one more person to find peace. Eve's Real Estate Tip:

I recently had a lender ask me how he could talk with his neighbor who wanted to sell his own home (For Sale By Owner Seller).  He wanted to convince them to use a realtor.  Here are some of my thoughts about protecting Sellers and how FSBO Sellers are vulnerable.
 
Sellers may not have the expertise and in-depth knowledge about the following which can open them up to liability from the Buyers and financially under bid their homes; this list is not ALL encompassing.
 
1.  Multiple bids on homes is "ordinary" now.  Sellers may not have the expertise to know what to look for in the terms, price, additional provision clauses; which offer do they choose.  Which one will close.  If you choose a "cash" offer, what do you need to ascertain that the funds will be there.  How do you avoid buyer scams?  How do you pick relating to Pre-Qualified or Pre-Approved or Underwritten buyers.  What is the difference.  Most Sellers will not know.  How do you handle 10-15 contracts at a time?
 
2.  No in-depth knowledge of the Contract to Buy and Sell (paying more on closing costs; not charging enough for earnest money; paying unnecessarily for inspections, appraisals and other things when these expenses should be paid by the buyer).  Remember, things that benefit the buyer should be paid by the buyer.
 
3.  The Contract to Buy and Sell is written to protect the Buyer(s) in Colorado.  Sellers need an advocate for them!  Someone to "coach" them through the process.  What happens if your home doesn't sell, what are your options.  Why isn't it selling?  Different price ranges must use different tactics.
 
4.  Sellers not disclosing latent defects (defects in the home that cannot be detected by an inspector/buyer(s) that can expose the Seller to liability.
 
5.  Protection from financially unqualified buyer(s), investors who want a steal and will negotiate the Seller(s) down in price.  (FSBO Sellers typically under price by 27% according to some experts).  (Pricing a property correctly can more than pay for your realtor fees).
 
6.  Protection from theft.  Use a realtor who uses Sentrilock. These lockboxes cannot be "picked."   Seller(s) do not understand that open houses are "begging" thieves to come and "shop."
 
7.  FSBO Sellers trying to get "up to speed" educational wise to sell their home will be a daunting achievement.  Using a realtor such as myself with 10 plus years and many multiple bid home sales can save you a lot of money.  (If Seller(s) think realtors are expensive, wait until they don't use one or use one with very little experience).
 
8.  Understanding title insurance and all disclosures, appraisal conditions, staging, preparing your home for the buyer(s), surveys, due diligence, hoa's...these are just a few where a good realtor with experience will save you lots of money and headaches.
 
9.  Using a realtor who has great resources and contractor relationships can minimize your time and money in getting repairs completed and a transaction closed. 
 
10.  Pricing your largest financial investment that most people ever make is a pretty serious thing.  Make sure that you protect yourself.  Those who need to sell their home quickly in case they lost their job, were injured or other life things, need to use a realtor that can customize the home sale to their situation.

What house size is right for you?
Ever tried on a “one size fits all” item and discovered it may indeed fit, but not correctly, not perfectly, and certainly not comfortably! Personally, I’ve never really liked the concept of one size for all or one style for all. I’ve always been a fan of special, unique, one of a kind, personalized. I feel the same about my home. I don’t follow the trends because the trends don’t always fit my needs.

For many years now, the average size of a newly built home has been going up. In fact, by 2015, the typical new home was 2,689 square feet – by comparison, the average was 1,660 square feet in 1974. That longtime trend took a step back last year, however. In 2016, the average new home fell 55 square feet. And, though that doesn't sound like much, it is the first time in eight years new homes were smaller than the year before, according to Rose Quint, the National Association of Home Builders assistant vice president for survey research. “The data on new home characteristics show a pattern,” Quint said.



The real estate value of healthy grass
When considering home improvement projects that can add value to your home or even help it sell faster, don't forget to pay some attention to your lawn and landscaping. Good landscape design can help you get a better price when it's time to move but will also help beautify your neighborhood and please you as well as your neighbors in the meantime.

If you aren't that handy in the garden, start with your lawn. A recent article from Freddie Mac lays out a number of tips to help you get started. Among them, it's good to first identify what type of grass you have. This will help you know what seed to buy if you need to fill any dead spots. You should also be careful not to cut your lawn too short or give it too much water.

Grass needs a little length to help it absorb sunlight and maintain healthy roots. Too much watering can also damage roots and will cause more weeds to grow. Another tip is to be careful with fertilizers and pesticides. Break fertilizer applications up throughout the season rather than doing it all at once.

Our natural inclination is to see the real estate market as two separate halves of one whole. Half of all real estate transactions consist of buyers and they are focused on a certain set of criteria. The other half are those who own a home. They are interested in selling and their focus is on an entirely different set of criteria.

However, like life itself, real estate isn’t really that cut and dried, precise and neat. Many home owners who are selling are also home buyers seeking another place to call home. This adds a complicated layer to the experience, as timing takes on a whole new priority in these cases. Most sellers who are also buyers have only one contingency plan. The plan is to coordinate the precisely exacting details for a smooth move from one home to the next with nary a beat being missed between the two halves of two transactions!

Most of us realize that real estate transactions tend to include a hiccup or two along the way to the closing table. Why is this information important in understanding any discussion of real estate trends and insights in our current market place?

It’s like putting an elephant on one side of the seesaw and an infant potbelly pig on the other! The delicate balance required by these “selling buyers” has been set topsy turvy by the limited inventory levels, which in turn has thrown the whole of the market off-balance.

According to 65.6% of real estate agents surveyed, they say this is the greatest challenge in their local marketplaces.
